
Governing Agreement and Order of Precedence
For residential home inspection services, the written Inspection Agreement signed by the Client governs the service.
If any conflict exists between the Inspection Agreement and any website content, service description, estimate, work order, marketing material, or verbal statement, the signed Inspection Agreement shall control and supersede all other materials.
No website content or verbal representation modifies the terms, scope, limitations, liability, or dispute procedures of the Inspection Agreement unless agreed to in writing and signed by both parties.
Home Inspection Services
Home inspections are limited, non-invasive, visual examinations of readily accessible systems and components and are performed in accordance with the Arkansas Standards of Practice and the American Society of Home Inspectors (ASHI) Standards of Practice.
The inspection:
Evaluates visible and accessible conditions at the time of inspection only
Is not technically exhaustive
Does not include dismantling, destructive testing, engineering analysis, or code compliance determination
Is not a warranty, guarantee, or insurance policy
Reflects conditions only at the time of the inspection
Payment
Inspection fees are due prior to delivery of the Inspection Report. The report may be withheld until payment is received in full.
Access and Utilities
The Client or property representative is responsible for ensuring:
All utilities are on
All areas are accessible
Systems are operational
Systems that are shut down, inaccessible, or unsafe at the time of inspection are excluded.
Right to Re-Inspect (Right to Cure)
The Client must notify FixIt4U LLC in writing of any alleged deficiency and allow a reasonable opportunity to re-inspect before any repair, replacement, or alteration is performed. Failure to provide this opportunity constitutes a waiver of the claim.
Limitation of Liability (Inspection Services)
Liability for any claim arising from the inspection or report is limited to the amount of the inspection fee paid. This amount is the Client’s sole and exclusive remedy.
Dispute Requirements
Written notice of any claim must be provided within ten (10) days of discovery
Any legal action must be filed within one (1) year of the inspection date
Disputes are subject to non-binding mediation prior to binding arbitration in Arkansas
Conflict of Interest
To maintain professional independence, FixIt4U LLC will not perform repairs or improvements on a property inspected by the company for a period of one (1) year following the inspection.
Repair and Handyman Services
FixIt4U LLC provides residential and light commercial repair, maintenance, and installation services including carpentry, minor plumbing and electrical repairs, drywall repair, roofing repairs, appliance and fixture installation, small-scale renovations, and related services.
Services are limited in scope and complexity
Work is performed in compliance with applicable Arkansas laws and regulations
Individual projects are limited to a maximum contract value of $2,000, in accordance with Arkansas Contractors Licensing Board requirements
Additional work outside the original scope requires Client approval
Payment
Payment is due upon completion unless otherwise agreed in writing. Itemized invoices for labor, materials, and reimbursable expenses will be provided.
Small Engine Mechanic Services
FixIt4U LLC provides diagnosis, repair, and maintenance for small engines under 1,000cc, including lawn equipment, generators, outdoor power equipment, ATVs, and motorcycles. Electric and battery-powered equipment is also serviced.
Services are limited to small engine systems and components and do not include full vehicle repair, modification, or manufacturer or dealer-level services.
Payment is due upon completion unless otherwise agreed in writing.
Estimates, Materials, and Additional Work
The Client is responsible for reimbursement of approved parts, materials, permits, travel, and other out-of-pocket expenses.
If unforeseen conditions or scope changes are discovered, pricing may be adjusted with Client approval. If additional work is declined, the Client remains responsible for payment for services performed to that point.
Payment Terms (Non-Inspection Services)
Invoices must be paid within seventy-two (72) hours of receipt unless otherwise agreed. Past-due balances may be assessed a late fee of $25 or 3% per month, whichever is greater.

Personal checks are not accepted.
FixIt4U LLC reserves the right to withhold reports, documentation, or equipment until payment is received.
Scheduling, Cancellation, and Access
Cancellations made less than 24 hours before a scheduled appointment may be subject to a $50 cancellation fee.
If access is not provided, utilities are off, or conditions are unsafe when the technician arrives, a trip or show-up fee may be charged.
Failure to be present when required or to provide access may result in service cancellation and applicable fees.
Warranty
Inspection Services
There is no warranty, expressed or implied, associated with any inspection service or inspection report.
Repair and Mechanic Services
All repair and mechanic services are provided without warranty, unless a written warranty is specifically provided for a particular service or part.
Manufacturer warranties on parts, if applicable, are the responsibility of the manufacturer.
Limitation of Liability (General Services)
FixIt4U LLC’s liability for repair or mechanic services is limited to the amount paid for the specific service. FixIt4U LLC is not liable for indirect, incidental, or consequential damages, including loss of use, revenue, or property damage, except where required by law or caused by gross negligence or willful misconduct.
Independent Contractor Status
FixIt4U LLC is an independent business entity and not an employee of the Client. FixIt4U LLC retains full control over the methods, tools, schedule, and manner of performing services.
Force Majeure
FixIt4U LLC is not liable for delays or failure to perform due to events beyond reasonable control, including severe weather, natural disasters, utility outages, supply chain disruptions, governmental actions, or other unforeseen circumstances. Service schedules will be updated when possible.
Entire Policy
These policies represent general service terms and may be updated at any time. The signed service agreement or inspection agreement, when applicable, constitutes the final and controlling contract between the parties.
